Town links are traffic tools, I often provide them where space is available, when I'm working hourly. Any unused
prepaid hours will be cheerfully refunded. The rates generally apply to all standard equipment usage as provided including computers, cameras and
special lenses, mobile devices and fees used to communicate or download custom content development and installation. Rates also may cover
many normal software applications, including domain names and domain email and standard hosting set up fees. Real Estate agencies, Mobile
home dealers including Auto or RV dealers may require special software features not included. Shopping Cart hosting and set up fees are extra.
Rates cover any required overnight travel expenses required for custom work to and from any listed Town Link Area in Northern Arizona.

Flat Rate has been the buzz for the past 5 years and it's finally here in Northern Arizona. It's
been a long time coming. Paperless Real Estate geeks have finally arrived in the Local Real
Estate market to save you money with a program that makes sense. You can now take
advantage of the online MLS computer services that Realtors use. Realtors spend a lot of money
to join MLS associations state wide. For a small fee, you'll actually be able to hire every REAL
ESTATE agent in Arizona and for that matter every agent anywhere in the world to sell your
property for you.
The best part is that if your smart, you'll be able to customize the sale of your home and sell it
quickly in the MLS online system without having to give away a large percentage of your homes
equity to the pros. Lets face it, 6% more or less of the total asking price could be up to 100% [or
more] of your equity after a buyer pays your mortgage off. [Some people owe so much on their
home that they couldn't afford to sell it with broker fees.] It's the equity that we want to keep and
it's the equity we may need to negotiate with when a property closes. Why blow it up front with
a typical 6% full service exclusive right to sell listing? Especially if you want to keep some equity
in your pocket... and for most sellers it may come in handy at closing time. It's a lot of money!
If nothing else, you may just want to sell your property fast and it may need a few repairs.
Buyers are not stupid. They're the ones who are ultimately paying for a full service listing. Would
you pass up a good buy? No matter how it's split, the equity will come in handy for negotiated
repair problems (from home inspections) and other closing costs... it makes the property all that
much more attractive to buy and easier to negotiate and sell.
FSBO sellers usually have a difficult time getting the ball rolling without the aid of the tools that
the pro's use. Many of them work at it everyday, all day. It might look easy, but take my word
for it, I've been there and done that. It's a lot of stress. At crunch time, you won't want to FSBO
a property without this local service. You'll want your property priced right and listed on the MLS
so that Realtors with prequalified buyers from everywhere can buy it. Most of the Buyers are on
the web, that's where the MLS is, thats where the retail buyers are and that's where the full
time "Buyers Agents" state wide and world wide are connecting. Buyer Agents bring prequalified
retail buyers ready to buy.
ON the "FLIP" side you could sell without assistance too. If you can and you do you may
keep more equity for your effort in your own pocket. But, what most FSBO sellers don't usually
realize is that they are up to their ears in wholesale buyers. "PROPERTY FLIPPERS" who look for
property to buy and maybe even fix it up for resell. If you don't want the equity, they'll be glad to
take it. There are plenty of them out there kicking the tires and beating you up on the price.
They wear sellers out with viewing appointments. You'll probably find yourself wondering if it will
ever sell. Those wholesale buyers are waiting for you to bail out cheap. Think about it... most
homes are purchased with loans from a bank. Those loans have to be made to qualified and
processed buyers and it's the appraisal for the lending institution that will dictate the amount of
your actual equity.
With a Flat Rate listing, sellers gain more and sell faster when property is priced right and sold
in the MLS Retail market than they save when they're selling Wholesale. Many FSBO sellers
manage to loose more than they save. With Flat Rate Ltd service, the balls in your court and the
